Finding the best estate agent to market your property

If you’re looking to move, choosing an agent to market your property is quite a task in itself. This brief checklist may save you time, money and stress if you are thinking of moving.

Choose an agent you can trust.

Make sure they are members of NAEA (National Association of Estate Agents) or RICS (The Royal Institution of Chartered Surveyors) which means you are dealing with a company of qualified professionals who follow a strict code of conduct.

Place your property on the market at the correct price

We can’t emphasise enough how important it is to correctly value your property before it is launched on to the market. To ensure that the highest number of interested buyers make an enquiry to view your property, which in turn will lead to acceptable offers, comes down to marketing your property at an accurate value at the time of going to the market.

Reach the widest possible number of potential buyers

To reach the greatest number of potential buyers your property needs to be marketed at a local, national and international level. The Frost Partnership’s network of 7 local branches within South Bucks is supported by another 6 in the Thames Valley and Middlesex.  Approximately 70% of buyers come from within our local network branch area, which means on a local level, The Frost Partnership has direct access to a shared database of 1000s of serious potential buyers.

In addition to this, we have over 30 associated London offices who supply us with buyers and tenants moving out to the Home Counties. In the UK, Cartus (the UK’s largest relocation agent) uses Relocation Agent Network members, like us, to help buy and sell homes for families who are relocating with their jobs, as well as referring buyers and sellers from one area to another – giving you unique access to out-of-town buyers moving to your area.

Further to this our ongoing commitment to investing in advertising on-line through our own forward thinking website Frostweb.co.uk and portals such as Rightmove and Zoopla for example offers the national and international exposure required to reach buyers worldwide.

Make your marketing effective

Choose an agent who will showcase your property to maximum effect. In a crowded marketplace you need to be sure your property will stand out. If your property has a video tour on Rightmove or Zoopla for example click through increases by 28% and a property with a video tour icon generates 98% more leads than one without. At The Frost Partnership we create an animated guided tour with professional voiceover for every property we bring to the market as video makes advertising 48% more effective than traditional methods alone.

Communicate with buyers

Registered buyers need to be kept up to date with all the latest properties as soon as they come on to the market. The Frost Partnership issues ‘Property Alert’ emails to buyers who register on their website, but buyers will also be contacted directly to be informed of properties that are likely to appeal. We also e-mail a digital property brochure, ‘A Touch of Frost’ each month directly to the inboxes of 1000s of potential buyers and tenants. This in itself gives sellers and landlords a hugely advantageous start to marketing their home.

Ensure your expectations are met

It’s imperative that both the seller and potential buyer feel as though they are being kept abreast of the viewing and sales process. Clear, honest and efficient communication is essential to ensuring the best chances of a sale (or letting) success. We look to exceed our clients’ expectations and this is reflected in the number of positive testimonials we receive from happy clients, both buyers and sellers, on completion.

If you are planning on moving, please contact your local Frost Partnership branch. Our highly motivated and hugely experienced members of managers and staff would be delighted to get the process moving. Visit http://www.frostweb.co.uk/selling-guide.html for further tips and contact details.
