Frost Commercial Focus: The Thames Valley

Slough, Windsor and Langley tend to be areas in which we operate regularly due to the geography of our office locations, although clients come as far as Reading and Henley.

Much of the UK is finding business slow in the commercial sector, but we are pleased to report that The Thames Valley is bucking the trend with a generally good demand for retail shops and particularly investments.

Windsor is a hotspot for businesses, especially the centre of the town. Demand is high for properties in the prime shopping areas. Recently Frost Commercial negotiated a new lease for the sub-tenant at 11 Peascod Street at an initial rent of £48,000pax, well below the passing rent of £66,000pax. The premises were initially let to Puccinos Coffee Bar, but it closed its doors for business last year.

Farnham Road Slough is the busiest retail area outside the town centre and Frost Commercial were recently instructed by KFC to sell the freehold of their shop and flat at No 404, inviting offer in excess of £261,000 as they were moving to a new drivein unit. The shop totalled 614sq ft with A5 Takeaway use whilst the 3 room flat required complete refurbishment. Over 12 offers were received - a local investor was the successful purchaser who has let the shop to another A5 occupier at £20,000pax.

Generally there is a lot of movement in the market. The Windsor area attracts a huge amount of fashion shops and restaurants compared to the busy but not such highbrow business in Slough and its surrounding areas, which attract takeaway businesses and a high number of beauty therapy based businesses. The only sticky area for Slough is that the town planners are beginning to show resistance to having more takeaway businesses in order to achieve a better balance of services and shops on offer to the public.
