The Lettings Process

The Frost Partnership is an independent agency that offers a fully comprehensive residential lettings and property management service to guide you through the new and existing regulations covered by The Housing Act. Many problems can be avoided simply by having the expertise of a fully qualified and experienced lettings manager.

By coming to a family owned and well established residential lettings agent, you can be assured of a personal approach backed by an established and highly professional management team.

Our ARLA qualified agents will look after your property on three levels of service:

i Let Only

ii Let and Rent Demand

iii Full Management

The following are the services in brief. For full terms and conditions please contact us.

Let Only Service

  • Free market appraisal and full inspection
  • Advice on how to prepare the property for letting
  • Marketing the property through newspapers, publications and websites
  • Checking references of potential tenants, through an Independent Company**
  • Negotiating the tenancy Agreement terms (through a solicitor if required*)
  • Organising the preparation of the inventory through an independent clerk*
  • Organising the inventory check-in with the tenant**
  • Ensure all the initial gas and electrical reports are up to date*
  • Arrange the transfer of domestic services
  • Collect the initial rent and damages deposit
  • Completion, subject to the tenant's agreement, of the monthly standing order

*at an additional cost to the landlord

**at the tenant's expense

Let and Rent Demand Service

This service includes all the Let Only Services plus:

•  Receipts of rent paid by cheque or standing order

•  Forwarding of rent less our fees direct to the Landlord or his bank after clearance of funds

•  Regular rent statements

•  Chase late rent payments over 7 working days. Should a solicitor be instructed, costs will be incurred at the landlord's expense.

•  This service is offered for no less than 6 months, thereafter a 3 month notice of termination is required

Full Management – includes all of the above, plus:

•  Arranging repairs and replacements to the value of £250. Where practical and not in matters of immediate emergency, we will obtain estimates on work required and submit them for approval

•  Inspections of the property (not structural)

•  Organise property outgoings such as insurance, ground rent and service charges, with the exception of mortgage repayments †

•  Regular feedback

•  This service is for an agreed period of time, after which we will need three months notice to terminate the service. Our Full Management Service does not apply to the supervision of empty properties, but can be arranged at an agreed fee level.

•  End of tenancy inventory will be arranged at a cost to the landlord and the property will be checked

Tenancy Deposit Scheme

A deposit is taken against any damage or liabilities assessed to be chargeable at the end of the tenancy. We are insured members of the Tenancy Deposit Scheme and the deposit will be held by us as stakeholders.
