Our guide to renting residential property provides professional advice and information about the key factors to consider at the start of your search such as location, costs and contract negotiation. As well as information about what you need to provide to ensure you can rent the property you want.

The following short guide is designed to give you a quick and simple summary on the process of renting a property.

1. Let us know you are looking for a property to rent

The first step to finding the right property is by letting us know what you are looking for. Contact or visit your nearest Frost office or register your property search requirements online with us, we will either contact you by phone or send you email updates when properties that fit your search criteria are available.

Choosing the right lettings agent to rent your property through is important.  By renting through an ARLA licenced agent will be assured that the highest customer service standards and that all health and safety regulations have been met.  You also have the peace of mind that any rent and deposit given to us is protected via a Client Money Protection Bonding Scheme.

5. Costs involved

Once you have found the ideal property to rent your agent will be able to provide you with further details about the costs specific to that property. A typical sample of costs include:

Pre-tenancy All fees are exclusive of VAT
Tenancy agreement/Admin fee £100 per tenant
Referencing fee £60 per tenant
Guarantor reference fee (if applicable) £60 per guarantor
Additional variable costs  
Check-in fee Varies on the size of the property
Rent 1 x the agreed calendar month’s rent in advance
Security deposit 1.5 x the agreed calendar month’s rent as a deposit

6. Offer to rent

When you have found the right property we will help negotiate your offer, in terms of the contract and state any special conditions you may require – it is worth noting that until a holding deposit of £200 has been received the property will not be withdrawn from the market and other offers will be considered.

7. Signing the tenancy agreement

Once both the tenant and the landlord (guarantors where applicable) have agreed and signed the tenancy agreement and the required funds have been transferred and cleared – the property is officially yours to move into on the date specified on the tenancy agreement.

8. Check-in

For an additional fee we can arrange for an approved inventory clerk to conduct a “check in”.  The check in report details the exact condition of the property on the day the tenancy commences and is sent to both landlord and tenant as a record of this.  The check in is designed to protect both tenant and landlord should any disputes arise at the end of the tenancy relating to the condition of the property.
