Generation Rent demands more

To keep up with ‘Generation Rent’, as it has been labelled by the media, there is ongoing strong demand for landlords to provide affordable, quality rental properties. In spite of the many legislation and tax changes for private landlords over the last few years, investment property remains attractive over the longer term especially if landlords can find help with their legal liabilities. The Frost Partnership can advise on what type of property to buy and the best locations to make the most of letting; here are some tips to bear in mind if you are thinking of buying property to let in our network area.

Make sure that the condition and décor of the property are suitable. Tenants look for neutral décor and carpets (which should also be hardwearing). If the property is a “blank canvas”, tenants can easily visualise living there and are less likely to require drastic changes once they are in. Newer properties generally require less maintenance, and are less likely to need costly structural repairs. For tenants they are often more energy efficient, with lower running costs and are therefore sought after.

Location is all important with good transport links and commuter access appealing to professional sharers and families alike. Keep your rental property affordable to maximize your potential tenant pool and provide a wider choice of quality applicants.

Consider property management. Many tenants require this as it provides them with the reassurance that if something goes wrong it will be quickly and professionally dealt with. It also provides the landlord with peace of mind, taking away the worry and responsibility which can be associated with letting.
