As a landlord, you are required to pay fees which are dependent on the level of service you sign up for.

The Tenancy Administration Fee is £456.00 including VAT (£380.00 plus VAT)

Inventory Fee (landlord): from £90.00 excluding VAT (£108.00 including VAT) depending on size of property and degree of furnishing

  • Preparation of detailed inventory with full schedule of condition of the property and grounds where applicable

Deposit Registration Fee: £30.00 including VAT (£25.00 plus VAT)

  • Register landlord and tenant details and protect the security deposit with a Government-authorised Scheme
  • Provide the tenant(s) with the Deposit Certificate and Prescribed Information within 30 days of start of tenancy

Arrangement fee for refurbishments: 10% of net cost)

  • Arranging access and assessing costs with contractor
  • Ensuring work has been carried out in accordance with the specification of works
  • Retaining any warranty or guarantee as a result of any works

Tenancy Renewal Fee (Landlord) £180.00 including VAT (£150.00 plus VAT)

  • Contract negotiation, amending and updating terms and arranging a further tenancy and agreement

Checkout Fee (Landlord): £90.00 and £264 including VAT (£75.00 and £220 plus VAT)

Additional services

When previously agreed we can provide functions in addition to our detailed services above, at additional costs for Let Only and Rent Demand landlords. These include:

  • Rent chasing at £18.00 including VAT (£15.00 plus VAT) per telephone call and £30.00 including VAT (£25.00 plus VAT) per letter/email sent (included with Rent Collection service)
  • Arrange annual Gas Safety inspection at £30.00 including VAT (£25.00 plus VAT) plus cost of inspection
  • Property visits at £54 including VAT (£45.00 plus VAT) per visit
  • Dealing with damage at the end of the Tenancy and agreeing costs with the tenant at £300.00 including VAT (£250.00 plus VAT) for properties with rents under £2000 per month and £540.00 including VAT (£450.00 plus VAT) if over £2000 per month
  • Serving a Section 21 at £120.00 including VAT (£100 plus VAT). This does not include attending court which will be charged at £120.00 including VAT (£100.00 plus VAT) per hour.

The following services are available subject to negotiation and agreed level of service:

  • Agree with tenant check out date and time appointment
  • Instruct inventory provider to attend
  • Negotiate with landlord and tenant any disbursement of the security deposit
  • Return deposit as agreed with landlord and tenant to relevant parties
  • Remit any disputed amount to Scheme for final adjudication
  • Unprotect security deposit
  • Instruct contractors; obtain quotes; organise repairs /replacement/cost of any broken or missing items
